Here at Robert Carter as a responsible property management and block management company, we understand robust insurance policies are essential in ensuring clients are protected. We work alongside several specialist block management insurance brokers who we can put our clients in contact with. These insurance brokers will then explore different types of insurance that are available. This could include Buildings Insurance, Directors and Officers Liability insurance as well as Terrorism insurance but this list is not exhaustive.
The specialist broker will ensure that insurance is arranged in line with the responsibilities set out in the lease or deeds of covenant. We are able to organise building re-instatement costs sourcing a qualified surveyor to complete this assessment.
Buildings insurance can protect against encountering unnecessary costs from accidental damage that may occur to the development. This type of insurance covers the buildings main structure, walls, roofs, doors, lifts where applicable as well as the contents of communal areas. This also insures the developments out buildings, grounds, carpark areas, boundary walls, communal entrance gates and other external areas where private roads or estates are concerned.
We believe in the importance of keeping insurance claims to a minimum by encouraging our clients to proactively check and report potential problems before they develop into something more costly. If an insurance claim does need to be made, with the appropriate authority we can advise on what is required to facilitate this claim so it can be processed, and the damage resolved promptly and efficiently. We will also monitor and check for potential problems through site visits. The objective of our site visits are also to detect potential health and safety risks and general maintenance issues.
At Robert Carter Property Management we believe that the safety of your development is paramount, for those living there as well as those visiting. We are therefore proactive in ensuring all areas of your development are free from risk and any potential risks are identified swiftly and managed appropriately. We will obtain quotes for more expert assessments for example legionella and asbestos management and fire risk. Once a decision has been made regarding the preferred quote, we will coordinate for these assessments to be conducted. Following the completion of any risk assessment we will then work directly with homeowners to communicate clearly, any recommendations, safety advice etc. Thus, instilling confidence and peace of mind to our clients that the safety of your development is our priority. This includes the ongoing maintenance, servicing and testing of safety equipment within the development such as smoke detectors, sprinklers, fire alarms as well as emergency lighting.
