At the Robert Carter Property Management company we believe in making money work in your favour. We want to ensure that our clients are getting the best service available at the best price. This will not only be reflected in our service charge budget, but in the continuation of site visits and our extensive knowledge of services available within your local community allowing us to source quality local trade at a fair price.

Upon appointing Robert Carter, financial information regarding the annual budget will be provided to directors to assess a bespoke level of annual service charge for your development. This will include estimated costs to cover insurance, maintenance, utilities etc. Alongside the service charge budget, we will also include an estimate to cover any future major works in the development for example redecoration etc. This ensures you are able to see where and how your money is being spent. On the agreement of the annual service charge budget, we will issue service charge notifications, set up payment schemes and ensure to answer any queries.

We understand, that sometimes, due to unforeseen circumstances homeowners may fall behind on service charge payments. We will endeavour to rectify this in house, in a supportive yet steadfast manner. We will always work to engage directly with the homeowner via reminder letters, email, and telephone to gain an understanding of the situation and work with them to put a plan in place to rectify any arrears. In the event of this approach not being successful the last resort would be to hand the case over to a Solicitor specialising in service charge arrears.

We will administer and manage dedicated Client Deposit bank accounts on behalf of your development, keeping clear and concise records of all income received by homeowners. We will ensure verification and payment of suppliers and contractors’ invoices. Alongside producing financial information detailing all outgoing charges to contractors who are completing works. We will ensure to maintain overall Company financial records and we will liaise with Company accountants for the preparation and submission of annual accounts for your development. To ensure you are fully involved with the management of your development we will provide receipts and payment summaries to Directors on a quarterly or more frequent basis if requested.
